What an epoxy floor costs

An epoxy flooring cost calculator prices a coated concrete floor by area. Total = floor area × material rate + floor area × labor rate. At $1.50 per sq ft for material and $2.00 per sq ft for labor, a 24 × 20 ft two-car garage of 480 sq ft costs $720 in material and $960 in labor, or $1,680 installed.

Where the money goes

An epoxy floor is a system of layers, and each layer adds cost:

1. Surface prep. Grinding or etching opens the concrete so the coating can grip. Cracks and pits are filled.
2. Primer or base coat. The epoxy that bonds to the slab.
3. Broadcast. Optional vinyl flakes or quartz sand for texture and to hide dust.
4. Topcoat. A clear epoxy, polyurethane, or polyaspartic layer that takes the wear.

A one-coat kit skips most of these. A full flake system does all four. That is why per-foot quotes vary so much between installers. Ask what each quote includes.

How to measure and prepare

1. Measure wall to wall at floor level in feet.
2. Subtract fixed items you will not coat, such as a raised workbench platform.
3. Check moisture. Tape a square of plastic sheet to the slab for a day. Dampness under it means the floor needs a moisture-tolerant primer or should not be coated yet.
4. Check for old sealer. Water that beads on the surface means a sealer that must be ground off.

Common mistakes

• Comparing quotes on different systems. A one-coat quote and a flake-plus-topcoat quote are not the same floor.
• Skipping grinding. Etching alone often fails on dense or sealed concrete.
• Coating in the cold. Most epoxies need a minimum floor temperature to cure. Check the product sheet.

• Forgetting the downtime. Most systems need a few days before car traffic. Plan where the vehicles will live during the job.
