Foundation Repair Cost Calculator

Estimate foundation crack and wall repair cost from the length and height of the affected area and your material and labor rates.

Area = length x width. Coverage tells you how much foundation repair cost that area needs.

How this calculator works

This estimates the cost of a foundation crack or wall repair based on the size of the affected area. It multiplies the repair length by the repair height to get an area, then applies a material rate and a labor rate to that area separately before adding them together.

Formula: Total repair cost = (crack/wall length × repair height) × material rate per sq ft + same area × labor rate per sq ft.

Worked example

A 30 ft long, 1 ft tall repair area, $40/sq ft material, $60/sq ft labor:

  • Repair area: 30 × 1 = 30 sq ft
  • Material cost: 30 × $40 = $1,200
  • Labor cost: 30 × $60 = $1,800
  • Total estimated cost: $3,000

Notes

Minor crack injection repair costs far less than wall stabilization with steel piers or helical anchors. Pier-based repairs are priced per pier installed rather than per square foot of wall, so this per-square-foot model doesn’t apply once a structural fix is needed instead of a crack seal.

Get a structural evaluation before assuming a simple crack fix will solve settling — a crack is often just the visible symptom, and treating only the crack while the underlying movement continues can mean paying for the same wall twice.

How to use

Measure the length and height of the crack or wall section that needs repair in feet, then enter a material rate and labor rate per square foot from a local contractor quote. The calculator multiplies the area by each rate and adds them for a total estimate.

Estimates only. Actual cost depends on your region, material choice, and site conditions — get a contractor quote before budgeting.

Frequently asked questions

What area should I measure for a foundation repair estimate?

Measure the length of the crack or affected wall section in feet, and the height of the repair area in feet — usually the wall height being treated, not the full basement height. Multiplying length by height gives the square footage the material and labor rates apply to.

Does this calculator cover pier or anchor repairs?

No. This model assumes a per-square-foot repair, which fits crack injection or wall coating work. Pier and helical anchor stabilization is priced per pier installed, not per square foot, so it needs a different estimate based on how many piers an engineer specifies.

Why do foundation repair quotes vary so much?

The repair method matters more than the size of the crack. Simple crack injection is inexpensive per square foot, while wall stabilization with steel or carbon fiber reinforcement, piers, or anchors costs far more because it addresses structural movement rather than just sealing a crack.

Should I get an engineer to look at my foundation before budgeting a repair?

Yes, if there's any sign of active settling — stair-step cracks, doors that stick, or a bowing wall. A structural evaluation identifies the actual repair method needed, since a simple crack fix won't stop ongoing movement and could leave you paying twice.
