How Long Does a Roof Really Last? (And Why '30-Year Shingles' Rarely Make 30)

A typical asphalt shingle roof lasts about 15 to 20 years if it is three-tab, and 25 to 40 years if it is architectural. The number on the wrapper (20, 25, 30 or “lifetime”) is a warranty term, and the warranty term is a legal document, not a forecast. Heat in the attic, a shallow pitch, hail and a poor install all take years off, and most roofs that die early die from one of those.

If you are asking because a roofer just told you your roof “has five years left,” the rest of this page will help you check that for yourself.

Warranty years and real years are different things

Roofers get this question all the time, and the honest answer starts with how the warranty is built.

Fine Homebuilding’s breakdown of shingle warranties says that on a standard warranty, years 1 to 10 cover material and installation labor. From year 11 on, only prorated material is covered. That means if a 30-year shingle fails in year 14, the manufacturer may owe you a share of the shingle cost, and you still pay for labor, tear-off and disposal.

GAF’s published System Plus brochure describes the same shape. Its standard non-prorated period is 10 years. If a GAF-certified contractor installs GAF shingles with at least three qualifying accessory products, that period can be extended to 50 years, and the Golden Pledge tier also covers tear-off and disposal if a covered claim needs it. Those longer terms apply to single-family homes owned by individuals. For other owners or building types, the same brochure lists a 40-year term with a 20-year non-prorated period.

So there are two different promises hiding behind “30-year shingles”:

  • A product lifetime estimate, which is the manufacturer’s hope about how long the material holds up in decent conditions.
  • A coverage schedule, which says who pays if a defect shows up, and when the money stops.

Neither is a guarantee that the roof will be in good shape in year 30.

What the real lifespan looks like

Published ranges vary by source and by how each author defines “end of life,” so treat them as a band, not a number.

Shingle type Typical service life Source
Three-tab About 15 to 20 years Polyglass (2024), Fine Homebuilding (2010)
Architectural (dimensional) 25 to 40 years Polyglass (2024)
Premium laminated or “lifetime” 40 to 50 years or more, in the manufacturers’ own claims Fine Homebuilding (2010)

Fine Homebuilding’s article is from 2010, so its 40 to 50 year figure for premium laminated shingles is a manufacturer’s expectation from that era, not a measured result on 15 years of roofs. Read it as the upper edge of what is claimed.

In the r/Carpentry thread that prompted this guide, the title asks how long asphalt shingles really last before they need replacing. That is the right question, and the answer has more to do with the conditions on your roof than with the label.

The things that shorten a shingle roof

Heat from an under-ventilated attic

Shingles are cooked from both sides. The sun heats the top, and a stuffy attic heats the bottom. The building code (the IRC, section R806) asks for net free attic ventilation area of 1 square foot per 150 square feet of attic floor, or 1 per 300 under certain conditions, such as when a vapor retarder is installed and part of the vent area sits high near the ridge. The Building America Solution Center at PNNL walks through the arithmetic.

I could not find a source that puts a number on how many years poor ventilation takes off a roof, so I will not give you one. What the sources do say is that heat and trapped moisture are the mechanisms, and that an unvented insulated roof assembly can void a shingle warranty from day one, which Fine Homebuilding flags directly.

Where vents are blocked by insulation, or soffit vents are painted shut, the attic can run far hotter than it should. If your roof is over 10 years old, a roofer should be able to tell you in five minutes whether the intake and exhaust vents are open and balanced.

Shallow pitch

GAF states that 2:12 is the minimum slope for asphalt shingles, and that a roof from 2:12 up to (but not including) 4:12 is a low-slope roof that needs a double layer of underlayment. Below 2:12, shingles are the wrong product. On low pitches water moves slowly, sits at the laps, and finds nail holes. You can measure your pitch in a few minutes with the Roof Pitch Calculator.

Hail

An IIBEC paper on hail damage lists the smallest hail that can cause functional damage to roofing in fairly good condition: about 1 inch for lightweight three-tab shingles and 1.25 inches for laminated heavyweight shingles. It also says granule loss by itself is not functional damage. Damage counts when the stone punctures or fractures the shingle, or bruises it enough to crack the reinforcing mat.

That matters in an insurance conversation. A roof with bare spots from granule loss is old. A roof with fractured mats under 1.25-inch hail marks is damaged.

Climate, install quality and sun

Fine Homebuilding notes that shingles need direct sun to seal their adhesive strips, so cold-weather installation or a heavily shaded roof can leave tabs unsealed and may void wind coverage. Standard wind coverage is 110 mph, and some brands reach 130 mph with a special nailing pattern and the brand’s own underlayment. The same article adds that algae streaking is usually covered for 10 to 15 years, and copper-coated granules resist it.

How to estimate the life left on your roof

You do not need a roofer for a first pass. Try this on a dry day, from the ground or from a ladder at the eave, never by walking a steep or wet roof.

  1. Find the install date. Look at permit records, your closing paperwork, or ask the previous owner.
  2. Identify three-tab or architectural. Three-tab shingles have a flat, uniform look with slots cut across each strip. Architectural shingles look thicker and layered.
  3. Subtract age from the low end of the band for your shingle type.
  4. Adjust for conditions. Subtract a few years for a hot, south-facing slope, a stuffy attic or a pitch near 2:12.
  5. Look for the signs that matter: curled or cupped tabs, cracked tabs, bare mat showing through, granules piled in the gutters, and shingles that lift when touched.

A short worked example. Say the house has three-tab shingles installed in 2006.

  • Low end of the band: 15 years.
  • High end of the band: 20 years.
  • Today is 2026, so the roof is 20 years old.

It is already at the top of its published range. Even if it looks fine, you should be saving for a replacement, not hoping for another decade.

What replacement costs

A Polyglass guide from December 2024 puts asphalt shingle replacement at $400 to $900 per square. A square is 100 square feet of roof surface. For a 2,000 square foot roof, which is 20 squares, the same guide estimates $8,000 to $18,000.

Here is the arithmetic for a 24-square roof (2,400 sq ft of roof surface):

  • Low end: 24 squares × $400 = $9,600.
  • High end: 24 squares × $900 = $21,600.

Prices vary by roof complexity, local labor, tear-off layers and underlayment. To turn your own measurements into squares, use the Roof Area Calculator. To see how many bundles of shingles that is, use the Roofing Shingle Calculator, and for a rough price check, use the Roofing Cost Calculator.

Reading the warranty before you buy

If you are replacing, ask these questions before signing. They are cheap to ask and expensive to skip.

Question Why it matters
What is the non-prorated period? This is the window where material and labor are covered. Standard GAF terms say 10 years.
Is tear-off and disposal covered after a claim? The Golden Pledge tier covers it, per GAF. Plain shingle warranties may not.
Is the warranty transferable, and for how long? Fine Homebuilding notes some brands cut a lifetime warranty to 50 years on transfer, require a sale within 2 to 10 years, and one charges a $100 fee.
Does the attic ventilation meet the manufacturer’s requirement? A non-vented assembly can void coverage.
Who is the installer? Extended coverage often requires a certified contractor.

How to decide what to do next

If the roof is under 10 years old and has no visible problems, do nothing except clear the gutters and check the vents.

If it is 10 to 15 years old, inspect it every spring and fall and have a roofer check the attic ventilation.

If it is at or past the low end of the band, get two or three written quotes now, while you have choices. Waiting for the first leak means paying for ceiling repair on top of the roof.

If hail has hit your area, look for fractured or bruised shingles, not just granule loss, and call your insurer before a roofer starts any work.

Frequently asked questions

How long do 3-tab shingles last?

Plan on about 15 to 20 years. Fine Homebuilding says three-tab shingles need replacing about every 20 years, and a 2024 Polyglass guide puts them at roughly 15 years or more depending on quality. Hot climates and poor attic ventilation push them toward the short end.

How long do architectural shingles last?

A 2024 Polyglass guide gives 25 to 40 years for architectural (dimensional) shingles. Real roofs land at the low end when the attic runs hot, when the pitch is shallow, or when hail has bruised the mat.

Does a 30-year shingle warranty mean 30 years of free repairs?

No. On a standard warranty the first 10 years cover material and installation labor, and after that only a prorated share of the shingle material is covered. Labor and tear-off are usually not covered after year 10 unless you bought an extended system warranty.

What size hail damages asphalt shingles?

An IIBEC paper lists about 1 inch for lightweight three-tab shingles and 1.25 inches for laminated heavyweight shingles as the smallest hail that can cause functional damage on a roof in fair condition. Granule loss by itself does not count as functional damage in that paper.

What is the minimum roof pitch for asphalt shingles?

GAF gives 2:12 as the absolute minimum slope. Between 2:12 and 4:12 it counts as a low-slope roof that needs a double layer of underlayment, and many local codes ask for two layers of felt in that range.

How much does it cost to replace a shingle roof?

A December 2024 Polyglass guide puts asphalt shingle replacement at $400 to $900 per square (100 sq ft). A 24-square roof works out to $9,600 to $21,600 at those rates.
