How Much Is LVP Flooring for a 2,000 Sq Ft House?
By Vinay S · Updated October 13, 2026
LVP for a 2,000 sq ft house costs about $8,000 to $26,000 installed, based on the $4 to $13 per square foot range Forbes lists for vinyl plank with labor. If you buy the planks yourself and lay them yourself, the material bill is roughly $4,400 to $22,000 for the 2,200 sq ft you need to order. Most of that spread comes from the plank you pick, not from the square footage.
This guide puts the 2,000 sq ft math in one table, then shows what pushes the number up or down.
What LVP costs per square foot
Luxury vinyl plank is sold by the square foot, and every guide I read gives a wide range. Here is what each one says.
| Source | Materials | Labor | Installed total |
|---|---|---|---|
| Forbes | $2 to $5 per sq ft | $2 to $7 per sq ft | $4 to $13 per sq ft |
| HomeGuide (2026) | $2 to $10 per sq ft | $2 to $6 per sq ft | $4 to $16 per sq ft |
| This Old House (updated June 2026) | $3 to $10 per sq ft | $3 to $10 per sq ft | Not stated per sq ft |
| Inch Calculator | $2 to $10 per sq ft | Not broken out | $3 to $15 per sq ft |
The ranges overlap in the middle. A basic click-lock plank sits near the bottom. A thick plank with a heavy wear layer and a glue-down install sits near the top. This Old House lists click-and-lock LVP at $1.39 to $5.99 per sq ft and glue-down at $1.20 to $7.72, so the lock style alone moves the price.
The 2,000 sq ft math
To cover 2,000 sq ft of floor, you order 2,000 sq ft x 1.10 = 2,200 sq ft of plank. The extra 200 sq ft covers cuts, bad boards and the last row against the wall.
Here is the math at three price points. The low and high prices come from the sources above. The mid prices are the midpoint of each range: ($2 + $10) / 2 = $6 for materials, and ($4 + $13) / 2 = $8.50 for installed.
| Level | Materials per sq ft | Planks for 2,200 sq ft | Installed per sq ft | Installed for 2,000 sq ft |
|---|---|---|---|---|
| Low | $2 | $4,400 | $4 | $8,000 |
| Mid | $6 | $13,200 | $8.50 | $17,000 |
| High | $10 | $22,000 | $13 | $26,000 |
Installed prices are quoted on the floor area you cover, so I used 2,000 sq ft in the last column. Ask the installer whether waste is in that price or listed on its own line. The planks-only column uses 2,200 sq ft because you pay for the waste when you buy the boxes.
You can run your own room sizes and prices through the Vinyl Plank Flooring Cost Calculator. If you only need the box count, the Vinyl Plank Calculator turns room dimensions into planks and boxes.
What moves the price
The table above covers a clean, flat floor with no extras. Real houses have extras, and each one adds a line.
Underlayment
Many LVP products have a pad attached. If yours does not, This Old House puts underlayment at about 50 cents per sq ft. That is 2,000 x $0.50 = $1,000 for the house.
Removing the old floor
This Old House says tearing out old flooring usually adds about $1 per sq ft, and up to $2 for floors that fight back. On 2,000 sq ft that is $2,000 to $4,000. The same article warns that floors laid before the 1980s may contain asbestos, which needs a professional before anyone touches it.
Subfloor prep
LVP is thin, so it shows every bump underneath. Inch Calculator says a floor that must be leveled first adds $1 to $5 per sq ft. On 2,000 sq ft that is $2,000 to $10,000. A flat concrete slab or a sound plywood subfloor may need none of it. A sagging one may need all of it.
Stairs
Stairs take more cuts and more care than open floor. This Old House notes that stair installation requires precision work. I found no reliable published price per step, so get stairs quoted as their own line.
Plank thickness and wear layer
A thicker plank with a heavier wear layer costs more per box. It also hides small subfloor flaws better and holds up longer under traffic. Compare the same thickness and wear layer when you compare two quotes, or the cheaper quote may simply be a thinner floor.
A worked example
Take a 2,000 sq ft house with mid-range plank, a tear-out of old carpet, and a floor that needs light leveling.
| Line | Math | Cost |
|---|---|---|
| Installed LVP, mid | 2,000 sq ft x $8.50 | $17,000 |
| Old floor removal | 2,000 sq ft x $1 | $2,000 |
| Light leveling | 2,000 sq ft x $1 | $2,000 |
| Underlayment | 2,000 sq ft x $0.50 | $1,000 |
| Total | $22,000 |
That works out to $11 per sq ft all in, which is why the quote you get can land well above the headline number. If the plank already has a pad attached, drop the underlayment line and the total is $21,000.
How to compare quotes
Ask every installer to list the same items: plank brand and thickness, wear layer, underlayment, removal, leveling, stairs, trim and baseboards, and whether waste is included. Two quotes that differ by $5,000 often differ by one of those lines and nothing else.
If you want to cut the bill, the biggest levers are the plank you choose and whether the subfloor needs work. Laying it yourself saves labor. Angi says that can be $1 to $10 per sq ft, though mistakes can waste planks and leave an uneven floor.

Frequently asked questions
How much is LVP for a 2,000 sq ft house?
Installed, about $8,000 to $26,000, based on $4 to $13 per sq ft (the range Forbes lists for vinyl plank with labor). The planks alone, with 10% waste, run roughly $4,400 to $22,000 at $2 to $10 per sq ft.
What is the average cost per square foot to install LVP?
Published guides land between about $4 and $13 per sq ft installed. HomeGuide goes as high as $16 and This Old House lists labor alone at $3 to $10, so a mid-range job often sits near $8 to $9.
How much LVP should I order for 2,000 sq ft?
Order about 2,200 sq ft, which is the floor area plus 10% waste. Inch Calculator says to add at least 10% for rooms with angles or when you lay the planks on a diagonal.
Do I need underlayment under LVP?
Many planks come with a pad attached. If yours does not, This Old House puts underlayment at about 50 cents per sq ft, which is around $1,000 for 2,000 sq ft. Check the plank maker's install sheet, because some warranties require a specific underlayment.
Is it cheaper to install LVP myself?
You save the labor line. Angi says skipping professional labor can save $1 to $10 per sq ft. On 2,000 sq ft that is $2,000 to $20,000, but mistakes can waste planks and leave the floor uneven.
What makes the LVP bill go up?
Old flooring removal (about $1 to $2 per sq ft), subfloor leveling (Inch Calculator says $1 to $5 per sq ft more), stairs, thicker wear layers and glue-down installs. Ask each installer to price these as separate lines.
