How this calculator works
This combines material cost (tonnage of asphalt, from the standard weight-based formula, times your price per ton) with labor (your lot’s paved area times a per-square-foot rate). It’s sized for commercial-scale lots, with defaults reflecting the labor efficiency of paving a large open area.
Formula: Cubic yards = (Length ft × Width ft × Depth ft) ÷ 27. Tons = Cubic yards × asphalt density. Total cost = (Tons × Price/ton) + (Area sq ft × Labor rate/sq ft).
Worked example
A 100 ft × 60 ft (6,000 sq ft) lot at 3 inches, $100/ton material, $1.50/sq ft labor:
- Depth in feet: 3 ÷ 12 = 0.25 ft
- Cubic yards: (100 × 60 × 0.25) ÷ 27 ≈ 55.5556 yd³
- Tons: 55.5556 × 1.9575 ≈ 108.7500 → 108.75 tons
- Material cost: 108.7500 × $100 = $10,875.00
- Labor cost: 6,000 × $1.50 = $9,000.00
- Total estimated cost: $19,875.00

How to measure your area
Measure the full paved footprint in feet, including drive aisles and stall areas together as one total surface. If the lot has an irregular perimeter, split it into rectangular sections, calculate each, and sum the totals before budgeting striping and base costs as separate additions.

How do I turn this total into a per-stall cost?
Divide the total estimated cost by the number of stalls the lot will hold. A standard 9 ft × 18 ft stall plus its share of drive aisle typically works out to roughly 300-350 sq ft per space, so a 6,000 sq ft lot (this example's 100 ft × 60 ft) holds around 18-20 stalls at a rough planning estimate — actual counts depend on your striping layout.
Are striping and pavement markings included?
No — striping, stall markings, ADA-compliant accessible spaces, and wheel stops are separate line items, typically priced per stall or per linear foot of striping. This calculator covers the asphalt surface only.
Is the compacted gravel base included in this estimate?
No. Commercial lots that carry regular vehicle and occasional truck traffic usually need a properly engineered aggregate base course, priced and installed separately — this is the asphalt layer cost only.
Why is the labor rate lower here than for a driveway?
This defaults to $1.50/sq ft versus higher per-square-foot rates for residential driveways, because paving crews and machines work more efficiently across a large, open, obstruction-free lot than in a narrow driveway with tight turns and edges.
How often does a commercial lot need sealcoating or resurfacing?
Sealcoating every 2-3 years and a full resurfacing (mill and overlay) every 15-20 years are typical for asphalt lots under regular traffic. Neither is part of this initial paving estimate — budget for them as separate future maintenance.
