Roof cleaning cost calculator: footprint times rates

A roof cleaning cost calculator estimates the price to wash a roof by multiplying the area by a rate for the cleaning solution and a rate for labor. The default job is a 40 × 30 ft footprint with $0.10 per sq ft for solution and $0.25 per sq ft for labor.

Area = length × width. Solution = area × $0.10. Labor = area × $0.25. Total = solution + labor.

Worked examples

Example 1, the default house. 40 ft × 30 ft footprint.

• Area: 1,200 sq ft
• Solution: 1,200 × $0.10 = $120
• Labor: 1,200 × $0.25 = $300
• Total: $420

Example 2, the same house with a steep 8/12 roof. A steep roof is bigger than its footprint, so multiply the width by the pitch factor 1.202 first.

• Adjusted width: 30 × 1.202 = 36.06 ft
• Area: 40 × 36.06 = 1,442 sq ft
• Solution: $144
• Labor: $361
• Total: $505

Entering the plain footprint would have understated this job by about $85.

Labor is the biggest swing. Call two or three local companies and use their per-square-foot or per-job numbers in place of the defaults.

Why roofs get dirty

Dark streaks on asphalt shingles are usually algae, which feeds on moisture and shade. Moss grows in damp, shaded areas. Cleaning removes them, but they will come back if the conditions remain. Some homeowners install zinc or copper strips near the ridge, which can slow regrowth.

Soft washing and pressure washing

Soft washing relies on a mild chemical mix applied at low pressure and then rinsed. Pressure washing relies on force. On shingles, force can remove the protective granules and shorten the roof’s life. Many shingle warranties warn about it. Ask a contractor which method they use, and ask to see proof of insurance.

Roofs are dangerous, and wet algae is slippery. If you hire out, choose a company with fall protection and liability insurance. If you do it yourself, work with a harness and a ladder in good shape. Cleaning chemicals can harm plants, so wet the landscaping first and rinse after. Follow the label on whatever product you use.

Timing the work

Book the job before you repaint or reseal anything below the roofline, because runoff can streak new work.
